A couple of months ago I finished dealings with my landlord and landlady
and Im glad to see the back of them. I cannot tell you directly who Im
talking about for legal reasons but if you read through the notes I made
below then you could save yourself hundreds of pounds not to mention
aggravation. Most of the scams Ive come across are personally
experienced but Ive listed a couple from friends who are also renting.
What prompted me to write this list was that they have at the end of a
sorry relationship opted to try and keep my deposit. Just be warned, I
see them currently advertising again for their next victim! Fore-armed
with the info below you should be ok.

Youll call up about a flat and the rent has gone up from what was
advertised. You should always insist on the advertised price!
Getting all the way to contract signing stage and the price on the
contract is higher than advertised because of a misunderstanding I.E.
council tax inclusion etc
In house shares 2 rooms are advertised and when you call the cheap one
has gone (always)!
You should ask for a copy of the contract to be available at the viewing
or the text emailed to you, standing outside the flat with all your stuff
is not the time to be questioning this and that in the contract.
Agreeing to take accommodation without carefully reading through the
contract is stupid!
Contracts are available off the shelf so beware of contracts written by
the landlord themselves (albeit with lots of cut and paste from a proper
document)
If the accommodation is immediately available then it may be an
indication that its too expensive.
A good rule of thumb is to look at the house in general to see if the
bare minimum has been done to make the house rentable.
Look at the level of equip of the house, if youre sharing then will you
be having to buy irons/plates etc. Dont presume!
Insist on a detailed inventory including condition of listed items.
Take photos of the place the day you move in, indicators of the date are
handy (paper etc)
Advertising a per week (pw) value masks an inflated price that a pcm
value would make more obvious.

Thats just London though isnt it, applies to parking, tickets to
entertainment and even beggars.

It is a shame that you had the misfortune to come up against the Landlords
form hell, but as a former Landlord Ive had more than my fair share of
Tenants form hell and it was as a result of the last pair that I would
rather have a 2 bedroom flat stand empty, than to go though all the
aggravation that comes with letting out property. And I am by no means
unique, a few of my friends have at one time or another bought an extra
property as a retirement fund and let it out in the mean time, all have
horror stories to tell of tenants from hell, on average 1 out of every 4
tenants is going to be a pain in the rear, for one reason or another. So
please dont forget, see it from the landlords perspective too.

Thanks gents but no thanks, this may sound sexist but if ever and I mean
ever let it out again, I shall let to a couple of nubile young
ladys......Hopefully if the market continues its steady climb, Ill sell in
the spring...
